Work underway on The Enclave, a luxury apartment community in Niceville

NICEVILLE, Fla.Work is underway on The Enclave at Deer Moss Creek, a 303-unit luxury apartment community in Niceville.

Land clearing and grading began early last month on the $72 million project at 1000 Deer Moss Loop. The first slab—for the clubhouse–is scheduled to be poured next week, said co-developer Peter A. Bocchino, President of Marin Development Inc. and resident of Niceville.

According to Bocchino, The Enclave will feature one-, two-, and three-bedroom upscale apartments in 11 two-story and three-story buildings on an 18.75-acre site in Niceville’s new master-planned community, Deer Moss Creek.

Some units will be ready for leasing and available to residents in early 2024, and the entire project is projected to be finished in spring 2025, said Bocchino. Pricing has not been released.

The apartments will feature stainless steel appliances, granite countertops, luxury vinyl plank flooring, and upgraded cabinetry and trim.

Community amenities include a 7,935 square-foot clubhouse featuring a resort-style pool surrounded by pergolas, gas fire pits, and an outdoor kitchen with a gas grill. Additional site amenities will include two dog parks, two playgrounds, and a mail kiosk, said Bocchino.

Originally projected to break ground in 2019, construction of the apartment community was delayed when the initial financing fell through following the death of a key financial player, Bocchino said. Co-developer Harbor Capital, LLC, of Destin, is now providing financing.

The cost of constructing the luxury apartment community increased during the delay from $45 million to $72 million, Bocchino said. Instead of settling for less, he said they opted for the higher cost and “project integrity.”

According to the general contractor, FaverGray, of Jacksonville, site improvements will include resort-style hardscaping, landscaping, irrigation, asphalt paving, concrete sidewalks, and ponds.

The construction will consist of wood frame with steel stairs and precast elevator shafts. The exterior will be finished in fiber cement siding with stone accents and include architectural-style asphalt shingles.

The project’s architect is HEDK Architects of Dallas, Texas.
