ERC Communities CEO Gerald Ellenburg (ERC Communities)
FLORIDA — ERC Communities today announced that they are breaking ground on its Zephyrhills location to begin the development of a single-family manufactured rental home community.
The community will offer families a 25% to 35% reduction in rental costs over traditional home rentals in a safe, sustainable environment, according to ERC. The homes are reportedly new, 3 bed / 2 bath 1,300+ square foot manufactured houses.
“We are providing the most cost-effective, viable solution by offering single-family homes, build-to-rent communities that have incredible benefits to both the investors and residents,” said Gerald Ellenburg, ERC chairman and CEO
ERC Communities plans an initial development of 216 units in Zephyrhills and then will spread its manufactured home communities throughout Florida, followed by a rollout in other Southeastern states, the company said.
According to a recent Fortune article, the housing shortage has forced many potential home buyers to move into rental properties as they look for their next home.
Jaimie Ross, the head of Florida’s Housing Coalition, calls the shortage of affordable rentals an ‘epidemic.’
“Working families are falling into homelessness,” Ross said.
ERC was founded as a build-to-rent (B2R) real estate development company wholesaling mini-neighborhoods of affordable single-family homes.
